PLANNING PERMISSION

At ADP we offer a full design service for construction works requiring Planning Approval. We are able to meet with clients to discuss planning requirements (alongside building control approval, if required) and once a scheme is agreed We can complete and submit full plans on the clients behalf and act as agents during the 'Planning Decision' process.

WHAT IS PLANNING PERMISSION?

The planning system is set up to protect our environment in the public interest. Local councils use planning controls to protect the character and amenity of their area when individuals wish to alter or construct new property.

DO I NEED PERMISSION FOR MY PROJECT?

Planning Permission is based on a complicated set of rules and regulations, we suggest you contact ourselves or your local authority for advice before you commence with the approval process. The following notes are for guidance only. Planning Permission IS typically REQUIRED for the following works:

  • Additions or extensions to a dwelling large enough for planning permission to apply
  • Building an individual dwelling
  • Separating part of a dwelling for business use (workshop, commercial storage etc.)
  • Dividing part of a property for a separate home
  • Works which would obstruct the view of road users
  • Construction which goes against terms of original planning permission
  • Dormer loft conversion


Planning Permission IS NOT typically REQUIRED for the following works:

  • Works small enough for planning permission not to apply
  • Conservatories (dependant upon size and location)
  • To insert roof lights to form a loft conversion
 

You should always consult either one of our staff or your local Building Control office to check whether your project is subject to Building Regulations approval, prior to commencing works.

DO I HAVE TO PAY THE LOCAL AUTHORITY FOR THESE SERVICES?

Yes. The local authority will charge separately for checking any deposited plans. The cost of these services vary depending on the scale of the project, however a typical charge for a small extension is £135.
