Should you then wish to go ahead we then prepare drawings for your approval submit for Planning and Building Regulations and also prepare Structural steel calculations all for a fixed fee exclusive of local authority statutory fees.

Here at Architectural Design Partnership we are only too aware of rising house prices by the sheer volume of Planning and Building regulation applications we have to deal with.Homeowners looking to increase their living space are looking for more cost effective ways of doing this without moving. External extensions are still proving to be the first choice of extending, but loft conversions are increasing in popularity as well. The addition of an extension is an economical solution, so anyone considering a loft conversion should take note as of 1st April 2007 new Building Regulations come into effect. The new regulations have been implemented on Fire safety grounds and will be strictly enforced by Building Control Inspectors.

Key points when considering a loft conversion?

• If you have an illegal loft conversion already, a solicitor will discover it when you come to sell , and if you need to make an insurance claim it will be invalid
• All loft conversions need Building Regulations Approval from a Building Control Inspector.
• From 1st April you won’t be allowed to only have the alternative escape through an emergency escape window on the roof.
• The existing staircase should be protected and smoke alarms be installed.
• Existing doors forming a staircase enclosure should be upgraded.
